ENGAGEMENT During the interview process, Adelaida was organized and comprehensive. She outlined the current market conditions not only of the City but also for the specific type of residential property in the Lower Pacific Heights area. She detailed recent comparable sales and was specific about how the property would fit within the current market profile. She provided marketing materials that she had used in recent sales and explained how she would market the property. Adelaida came across as sincere and said that our project would get her full personal attention. The project would not be in the hands of a group or an assistant. The latter approach was in contrast to several of the other realtor presenters. We eliminated three contenders and finally chose Adelaida based on her approach to marketing a property with architectural significance. MARKET ANALYSIS After the engagement, Adelaida came back to us with a comprehensive market analysis of the area and the age and income demographic of potential buyers. She presented ideas of how the property should be presented to appeal to the expected demographic. Given her architectural and design background, she was able to enumerate the taste of potential buyers. PROJECT PREPARATION Adelaida made a thorough appraisal of the property's condition and made a detailed list of restoration and upgrades. Within that context, we, with her leadership, developed a detailed project plan and schedule of completion. The project took, given COVID, several months. The restoration focused on the charm and detail of a "turn of the century" San Francisco Victorian design. Upgrades concentrated on the convenience of today's lifestyle and the conditions of the current work-from-home environment. A specific project list was prepared, and timing schedules were outlined. On a frequent basis, Adelaida monitored the completion of each project detail, keeping the schedule on track. She did a periodic inspection of the work recommending change where it seemed appropriate. She gave specific attention to accommodating and enhancing visual presentation. All upgrades to meet current regulations were advised and addressed. Adelaida recommended staging that was compatible and best demonstrated the strengths of the property's architecture. She also focused on work-from-home accommodation and outdoor spaces as desires of the market demographic. PRICING STRATEGY We felt that Adelaida did an excellent job of strategic pricing. She recommended an offering price low enough to attract the interest of a broad spectrum of potential qualified buyers but high enough to be in the price reach of the targeted market as well as meet our expectations. PRESENTATION Adelaida prepared photographs and video presentation materials. The success of the visual presentation was the preparation of the subject. The design elements, including attention to detail and the staging presentation, made the visual subject more attractive and inviting. We were not present when Adelaida met with other brokers or with potential buyers. The property went on the market on a Monday, and four qualified buyers made offers within 48 hours. Two offers were well over the asking price. Granted, we are in a very aggressive market for residential property, but the response was impressive and, in our opinion, reflected on Adelaida's thorough preparation and presentation of the property. NEGOTIATIONS There were some complications in the initially accepted offer, which she handled well by securing a backup offer which eventually became the buyer. Adelaida did a commendable job handling the failure of the initial party to perform and reintroduced the property at a slightly higher price to a second highly qualified buyer. DOCUMENTATION Adelaida handled all of the documentation of the transaction with efficiency. The was a change in escrow agent, which made the transaction more complicated. She handled the change without a hitch. SUMMARY. We were very pleased by the way Adelaida handled each aspect of the transaction. She was professional, innovative, and forthright. We would highly recommend her as a residential realtor and would be willing to discuss our experience with Adelaida's prospective clients.
