The value within a marketing strategy determines how to attract the highest number of potential buyers. Clarity on price and following a system often lead to solid results with multiple offers, the best terms, and the highest possible price.
Location. Location. Location is likely the most crucial factor determining property values.
The facade is a potential buyer's first impression. It determines whether or not to enter and visit. It affects the perceived value. Having strong curb appeal will bring potential buyers and brokers into the property and affect its sale price.
A property in pristine condition will attract a higher price. Painting, cleaning, and presentation are the gold standard and add value and desirability to the property. Improvements could include power washing, clearing and decluttering, paint, window cleaning, refinishing floors, and landscaping.
The distribution of the interior spaces in a property is as important as size. For instance, large square footage with small rooms and large hallways could have an unfavorable effect. When speaking about size, I mainly mean to include the distribution of the interior spaces. The size and proportion of the rooms, the orientation of the interior spaces vs. the exterior, or the way the light travels establish the desirability of a property.
You could say that in San Francisco, each property is unique. From the location to the specific part of the block and the condition, one must assess each detail to determine a property value. I use past and current sales and other market indicators to establish value. Sometimes, I have to look way into the past and track the progress of several properties to arrive at a fair market value.
